Diversified Builders will assist the owner in the
approval process Federal, State and local government agencies. Work
closely with the project engineer, coordinate meetings with the
local planning board and assist in the legal process to obtain final
approval on the project.
Cost Estimating - A detailed assessment of the
project is completed by the construction manager. Professional
sub-contractors are called in to review the project and submit a bid
on their Scope of Work. Generally, three competitive bids are
solicited for the work
Planning - Upon the start of the job construction
phase, a work schedule is completed and the trades are pre-scheduled
to perform in an orderly and productive manner.
On-Site Supervision - Diversified Builders will
assign an experienced supervisor to coordinate the trades, review
all work completed, schedule required inspection, and assure that
the time schedule is being made. This is to eliminate cost over
runs.
Diversified Builders management team orders the materials for the
job and the owners pay for all materials. The construction
management fee including the material cost generally will save the
owner 10% to 15% on the total cost of the construction job.
